We have just spent a week at the No’ 3 The Old School House and it was wonderful.
Edward was so helpful and accommodating throughout.
The property was stunning – location, decor, comfiness (is that a word?) It had everything we needed and more.
The welcome basket was a real treat.
The very best part was the view from the lounge window, you just couldn’t tire of it. It rained alot, it was windy and the sun shone and the view from that window was captivating at all times.
This week away was just what we needed and it certainly gave us the time, the peace and the tranquility to recharge.

What a magical and incredibly special place this is! We had such a wonderful time at No3. Sea swimming every morning, watching that amazing sunrise, eating yummy food at the local eateries, coastal path walks with the dog….in fact a perfect way to celebrate my birthday!

Our family spent Christmas week staying at No.3 The Old School House. The lit Christmas tree upon arrival immediately made us feel ‘at home’ and the view from the lounge window was nothing short of having the ‘Wow Factor’!
Everything everywhere was organised & immaculate…lovely toiletries, fresh bread, milk in the fridge to make a cup of tea, board games for the family to play, hairdryers….I could go on & on. It’s always slightly daunting cooking in an unknown kitchen (particularly on Christmas Day) but this one was very well equipped, there was lots of space, the oven worked well – Christmas lunch was a triumph!
Taking the time to read through the house booklet is always worth doing. You really left no stone unturned and the information you provided regarding places to eat & local walks was most useful.
All in all, the time of year, the friendly locals, going to sleep & waking up to the sound of the sea, the house, it’s perfect location & not forgetting that view, really did make for a very special stay indeed!

“A stunning seaside escape with unbeatable views — pure Cornish magic!” 🌊✨ We absolutely fell in love with our stay at No.3 The Old School House — the perfect pre-Christmas escape to recharge after a hectic working year. Although the house sleeps six, it was just the two of us, and it felt wonderfully indulgent to enjoy all that space and comfort together. This beautifully restored historic beach house sits right on the waterfront in Cawsand. From the moment you arrive, the views across the bay take your breath away. We missed the sunrise thanks to low cloud, but there was something equally special about sipping our morning coffee while watching winter storms roll in — truly unforgettable. The house strikes the perfect balance between luxury and laid-back coastal charm: stylish interiors, large and comfortable bedrooms (each with its own character), top-quality linen and towels, and thoughtful touches throughout. With direct beach access just steps from the door (a little slippy in winter!) and the South West Coast Path right outside, it’s ideal for coastal walks — or simply curling up on the sofa with a book and the sound of the sea. The location couldn’t be better. You’re just minutes from great pubs, cafés and scenic walks, and both Cawsand and Kingsand have that peaceful, unspoilt Cornish village feel that makes it easy to slow down and switch off.

What a find!! This property was amazing, beautifully decorated, in a stunning location – I don’t think we have ever had such a wonderful break which met the needs of us the parents and our teenage girls. Access to the water and beach made kayaking, paddle boarding and swimming so easy and there were beautiful walks straight from the front door in all directions. Edward the owner provided such good information prior to us arriving that we could book restaurants for dinner and there was a wealth of information in the house to fill many weeks of a holiday. We’ll be back very soon :0)

As always it was such a pleasure to spend some time at No.3 The Old Schoolhouse. Our whole family enjoyed the lovely house, sea air, bracing dips, wonderful walks and the spectacular views. This is a very lovely, special place to be together and to relax. We would highly recommend for family or friends as a true ‘getaway’ from it all in super surroundings.

This was our second stay in this beautiful Cawsand house, and it was every bit as perfect as we remembered. Immaculately clean, stylish, and with the most stunning views. The location is unbeatable — less than a minute to the beach where the kids spent hours bodyboarding and swimming in the sea together. We can’t wait to come back again!

It’s hard to describe just how perfect this house is.
Firstly its location. It’s an old pilchard palace so it rises up from the rocks on the seashore. Which means that you look out of its huge picture windows ( with delightful window seats) directly onto the sea and skies. And with the windows open you hear the lapping of the waves to lull you to sleep. It’s placed right on one of the little bays of the village of the charming old village of Kingsand, right next to , in a beautifully quiet part of Cornwall. It’s literally a two minute walk to the beach down the smuggler’s passageway, and the owners have provided a kayak for their guest’s entertainment. It was lovely pootling around the bay in it. The village has great pubs doing great food, and shops including a fabulous bakery a minute’s walk from the house. There is lovely walking from the door, including glorious walks along the coast path to Rame’s Head.
The house is big and airy, tastefully decorated with a fabulous large and well equipped kitchen. It oozes comfort with lovely luxe sofas, amazing beds, fabulous quality bed linen and lovely art. There are also lovely thoughtful touches like Noble Isle toiletries for every guest.
We have just had three glorious days and have come back feeling refreshed and reinvigorated and longing to go again ! We couldn’t recommend it highly enough.

A truly magical place with picture windows framing the sea and extraordinary light that pours through. Wonderful coastal walks, swims in sea, kayaking and fantastic pubs and eateries all around . The best of Britain at its best x
