Positioned in the heart of this beautiful Cornish former fishing village of Cawsand in a frontline waterfront setting overlooking Kingsand beach, No.3 The Old School House is a newly renovated house with superb sea views ideal for both romantic escapes and family holidays. Amazingly, Cawsand and the adjoining village of Kingsand were once officially in different counties; one house near the Post Office still marks where the boundary lay. Nowadays both are firmly in Cornwall, nestled into what is affectionally called "the forgotten corner of Cornwall"

No.3 The Old School House is at the heart of the village - where colour washed cottages line the maze of narrow streets and where you will find quaint shops, art galleries and friendly pubs. Right on the coastal path - you can walk for miles along the coast and enjoy some of the most unspoilt views that Cornwall has to offer. For the more energetic Whitsand Bay is just over 5 miles away along the South West Coast Path. Or leave the car behind and enjoy a day of city life, catching the Cawsand Ferry from the beach and enjoy a ride on the water before reaching Plymouth and its fantastic array of restaurants, cafes, pubs and shops. The ferry runs from Easter until the last Sunday in October.


Inside:

The house is made for families and friends to enjoy - what ever the weather. Spread over 4 floors there is plenty of room for everyone. On the beach level there is an open plan living space with kitchen, dining area and spectacular panoramic views over Kingsand Bay.

The fully equipped kitchen boasts a granite topped island, electric oven, grill and hob, fridge, freezer, washing machine and dishwasher.

The Dining area has a large wooden table, wooden antique cushioned bench and seats 8. There is a cushioned window seat for that cosy place to sit and watch the water from.  There is also direct access from this level by private passageway to the beach and the utility laundry room with shower room - perfect for a post beach washdown!

On the Ground floor a huge sitting area with large sinkable Loaf sofas flat screen TV with Netflix, Now TV and Amazon, and more views - with a cushioned window seat to enjoy them from.

With 3 beautiful bedrooms the house is ideal for up to 6 people and on the 1st floor accessed from the master bedroom has a private balcony - to watch the sunrise and views across to Plymouth Hoe.

Super fast broadband will keep you plugged in (if you want!)

Sleeping & Bathing:

Sleeping six guests over three bedrooms, everyone is sure of a blissful nights’ sleep after days of adventure and you can of course throw open the windows to welcome the warm, salty breeze along with the sounds of the bay. The deep mattresses are all covered in the best Egyptian linen and the fluffiest white towels will be waiting for you.

The large first-floor king-size master bedroom has its own balcony, perfect for stargazing with a glass of something chilled once the children are asleep. It also boasts an ensuite bathroom with shower, under floor heating and has the joy of a walk in wardrobe. Its a proper grown ups room and super big!

The Beach Snug - on the 1st floor has a super king size bed (but can be made into a twin - just ask at time of booking), and boast a wonderful reclaimed wood headboard. 

The Crows Nest is a really large dual aspect bedroom on the 2nd floor with super king size bed (again this can be made into a twin), and views that stretch right across the sea to the lighthouse. It also has its own ensuite shower room. 

The Family bathroom is our pride and joy with its stunning William Holland handmade copper and nickel bath and rain drench shower and underfloor heating.

At beach level there is another family bathroom with shower - perfect when you come off the beach to get rid of that sand!

Outside:

On the balcony off the master bedroom is a perfect spot - you can watch the morning wild swimmers take a dip, the boats or enjoy a sundowner in the evening. 

There is also direct private access to the beach via a smugglers tunnel.

And direct private access to a shared walled garden with large table and benches and BBQ. 

Explore the coastline with private use of a 2 seater sea kayak with lifejackets and paddles - great fun and really easy to use.

Dogs:

You are welcome to bring your family four legged friend. You may have spotted Lulu our Cockerpoo in the photos already. But only 1 small to medium sized dog please and let us know in advance as there is an extra cleaning charge.

Need to know:

1 small, well behaved dog welcome.

No smoking within the property.

Refundable damage deposit of £350, due with full balance.

Minimum stay 7 nights.

There is some on street car parking and 2 car parks very close to the house.

Where and what can I walk to?

Kingsand Beach directly in front of house via a secluded tunnel.

In the heart of Cawsand / Kingsand village and beach.

We are blessed with 4 great Pubs and a Bar Brasserie make the village super sociable (and gives cooks good excuses for nights off!) - our favourite is The Devonport Inn - the chef is French and the food is amazing! Do book to avoid disappointment. The others are all good too -  The Halfway House Inn, The Cross Keys Inn, and The Rising Sun and the Bay is our newest and is right on the edge of Cawsand beach.  

The village shop and Post Office is also on your doorstep.

The Old Bakery - run by Chris & Liz  - almost opposite the front door  - offers great sourdough bread (even a chocolate sourdough loaf!) and great lunches and snacks. 

The Canteen at Maker - such a fab spot - lovely 20 mins walk up to the top of hill for the best brunch you will have ever eaten, even offers a Vegan special! 

Rame Head and the St Michaels Chapel along the coastal path 1.9 miles (and you can spot the wild ponies)

Whitsand Bay  - One of the largest sandy beach in Cornwall ( 4 Miles!) and our all time best beach. It really has to be seen. Just wonderful (you can drive there too if you want to just do the beach part not the walk part!). 

Mount Edgecombe - Grade 1 listed building -lovely walk along the coastal path and then up into the country park.

The South West Coast Path runs in front of the house.

Your safety

As we all get used to the "new normal" please be assured your safety is our highest priority. Before you arrive the property will be deep cleaned and we are following all government cleaning protocols to ensure that the house is completely disinfected and sanitised. Toiletries that are provided are for your exclusive use and we encourage you to take them home with you if you haven't used them up. If Govt policy is restricting holiday rentals then we offer a full refund.

Your welcome

On arrival - we will have waiting for you a basket of goodies including the most delicious sourdough bread, butter and milk. And a bottle of something too. There are many local delivery services for food and groceries which we can help you with at time of booking and also the village shop is a proper amazing treasure - fresh bread and cakes, fruit and veg every day and just about everything you could need.
